The ongoing evolution of downtown Toronto’s east side is set to continue in a big way with the impending arrival of Corktown Condos, an exciting new development planned for a prime parcel of land at 18 Eastern Avenue in Toronto’s Corktown district, just North of the Distillery District in Old Toronto. In December 2017, the developer and architect submitted a revised design to city officials, detailing the efficient and forward-thinking character of the proposed project. These designs display an eye-catching contemporary building and reveal plans for a mixed-use combination of condominiums, townhouses, and street-level retail space that will make for an impressive addition to the established elements of the surrounding neighbourhood.

Classic Conveniences with Modern Flair

Originally submitted for city approval as a 13-storey, 381-unit mixed-use development, the revised Corktown Condos proposal now presents the project as a 12-storey, 331-unit residential and retail space. Exterior renderings display a rectangular mid-rise building with a distinctively modern feel, complete with a sense of upward movement created through the strategic placement of geometric exterior elements. Originally presented with a multicolored façade, the revised proposal also opted for a classic grayscale color scheme, using black and white to create sharp, visually appealing contrasts that command attention and set the building up as a future neighbourhood landmark.

Current floorplan breakdowns for the proposed project’s 331 units are as follows:

  • 157 one-bedroom suites
  • 145 two-bedroom suites
  • 29 three-plus bedroom suites
  • 17 street-level two-storey townhouses

The large number of three-plus bedroom units is particularly noteworthy, as these tend to be rare in downtown Toronto’s condo market. These suites are perfect for families who want to enjoy the condo lifestyle in the centre of Canada’s largest and most vibrant city.

Each unit will have its own dedicated private terrace, and an underground parking garage will provide space for 115 vehicles, with 91 spaces reserved for the sole use of the building’s residents. The revamped design largely kept the generously sized proposed bicycle parking facilities intact, and a total of 338 bike parking spaces will reportedly be available.

At ground level, Corktown Condos will offer about 15,300 square feet (1,423 square metres) of retail space, which will be concentrated along the Eastern Avenue side of the building. Though tenants have not yet committed to these retail spaces, they are intended to enhance the convenience of building residents while adding new commercial options for members of the surrounding community.
